A lot of builders talk about base house price. The base price is a bare minimum price, an amount that does not include what you require to finish your new home – for example, a driveway. Many builders will start with the base house price and then add on what you need to ensure your home is complete. At Vogue Homes, we include everything upfront. Our Vogue Designs packaged with the Vogue Inclusions will ensure your home is ready to be lived in, we will provide you have an under main roof tiled alfresco, a driveway, carpet to your bedrooms and much more.
Vogue Homes offers an excellent custom design service. You will have the opportunity to sit down with our draftsman to create something unique for your block. Our custom home builds are priced using the same system as our standard so that you can expect accurate and fair pricing. We will guide you through the whole process to ensure you get what you want.
Yes, we certainly will! Bring us your DA approved plans and all supporting documentation, and we will provide you with a Tender Price. We can also navigate you through the process of making changes should you need.
Site costs is a blanket term used to describe the mandatory items involved with preparing your site ready for the installation of your ground floor.
Site costs include:
- Contour survey
- Soil test
- Building approval and fees which may be associated
- Engineering for your build (hydraulic or structural)
- Fence hire
- Insurances and warranties
Site works include:
- Drop Edge Beams (DEB)
- Slab Class
- Piering
- Spoil import or export/ cut and fill
- Mains supply (water, power, sewer, gas and NBN)
Vogue Homes include all site costs in our base house price and provide official site works at our base house price. At the preliminary stage of planning (Stage 2 in our process), we will estimate all necessary site works for your new home.
Yes, you can! We understand that every customer is different, so we offer a flexible service. There are no charges for the process of changes to our floor plans, such as moving a wall or closing in a lounge room.
The process will depend on the type of home you are building. These factors include:
- Single, double, dual living
- Size of home
- Customised features
- Site complexity and access
As a rough guide, see below:
- Single: 4-6 months
- Double: 6-9 months
- Dual -Living: 10-12 months
Vogue Homes representative will verify your build timeline at the time of planning.
You can select your design or start planning your custom home. We can complete tenders, selections and contracts. However, the approval process will take longer as we will be required to update the plans with the registered contours and approved site requirements.

Indeed you can. At Vogue Homes, we appreciate that every customer is different and therefore, various inclusions are important to different people. Creating “packages” for your inclusions can limit the customer, forcing them to spend money on items that are not important. Although we believe our Vogue Inclusions offer a much superior product selection than our competitors, we understand that you may want certain things to suit your lifestyle, style or budget, so we are happy to work with you to make sure you are only paying for what you want.
